Permitting
PERMITS AT THE CITY OF LAKE OSWEGO.
Lake Oswego runs its own building and planning counters, and the planning side is where projects actually slow down. A straightforward interior remodel is a building permit and little else. Anything that touches the exterior, the footprint, the trees, or the grade can pick up a planning review first, and that review has to clear before the building permit issues. We establish which track a project is on early, because the two do not run on the same calendar.
Tree Code
THE TREE PRESERVATION ORDINANCE.
Lake Oswego protects its tree canopy by ordinance and that ordinance has teeth. Removing a tree of any consequence generally needs a permit, and a tree standing in the footprint of a proposed addition is a planning question before it is a construction one. Mitigation planting is often a condition of approval. None of this is a reason not to build. It is a reason to know what is on your lot before a designer draws a line through it.
Sensitive Lands
SLOPES, STREAMS, AND SETBACKS.
A good share of Lake Oswego sits on slope, near a stream corridor, or inside a mapped resource area. Where that applies, a sensitive lands review governs what ground can be disturbed, how close to water anything can sit, and where stormwater goes. It is not a veto. It is a set of constraints that should shape the design rather than be discovered after it. We pull the mapping for your parcel before anyone commits to a footprint.
Lake Oswego is not one vintage. First Addition and parts of Lake Grove carry early-century houses on a tight grid. The hills filled in through the 1960s, 70s and 80s with ranches and daylight basements. On top of that sits three decades of custom work and teardown replacement. What we are opening up depends entirely on which of those a house belongs to, and the gap between a 1912 house and a 1972 one is most of the scope.
Remodels
OPENING UP A LAKE OSWEGO HOUSE.
The common Lake Oswego remodel is a sound house with a dated plan. Mid-century ranches and daylight basements were drawn with the kitchen closed off and the best view pointed at a bedroom. Opening those up is usually a structural question rather than a services one: the wall you want gone is often carrying roof load, and the fix is a beam and posts down to something that can take it. Ordinary work, but not cosmetic work, and the budget should say so.
Additions
ADDING ON NEAR THE LAKE.
Adding on in Lake Oswego means clearing three gates before layout: setbacks and height for your zone, the tree ordinance if anything of size is in the way, and sensitive lands if the parcel is mapped. Any one of them can move a footprint several feet. We look at all three on the same site visit so the design starts inside the envelope that is actually available, rather than getting walked backwards into it after the first submittal.
Lake Oswego is a short run from the Wilsonville shop, which matters more on a remodel than on a new build. Remodels need small crews on site often, sometimes for half a day. A job twenty minutes away gets those visits. A job ninety minutes away gets them batched into a week. Nothing about that is unique to us. It is simply why proximity shows up in a schedule even when it never shows up in a price.
Frequently Asked
LAKE OSWEGO, ANSWERED.
Do I need a tree permit to build an addition? If a tree of any size stands in the footprint, assume yes. The ordinance covers removal broadly and mitigation planting is often a condition of approval. Find out what is on your lot before a designer draws through it.What is sensitive lands review?A mapped overlay covering steep slope, stream corridors, and resource areas. Where it applies it governs what ground can be disturbed and where stormwater goes. It constrains the design rather than refusing it, but it has to be there from the start. How long does Lake Oswego plan review take?It depends on whether the project needs planning review ahead of building review. Interior work is the quick track. Anything touching footprint, exterior, trees, or grade is not. The city posts current timelines and we quote those rather than a remembered number, because they move with workload.
