The Radius
WHERE WE ACTUALLY GO.
We work out of Wilsonville and the radius is drawn honestly rather than aspirationally. Wilsonville, Tualatin, Tigard, Lake Oswego, and West Linn are routine daily territory. Portland proper is regular, particularly the older eastside neighborhoods where most of our remodel work sits. Past the three-county metro we would rather hand you to somebody closer than run a crew through two hours of traffic a day and call it service.
Three Counties
MULTNOMAH, CLACKAMAS, WASHINGTON.
The metro is three counties and they do not behave identically. Multnomah covers Portland and its eastern edge. Clackamas runs south through Wilsonville, Lake Oswego, and West Linn. Washington sits west through Tigard, Tualatin, and Beaverton. The building code is identical across all three because Oregon writes it centrally. The land use rules, the review queues, and the submittal expectations are not, and that difference is most of what a schedule has to absorb.
City Versus County
INCORPORATED OR NOT.
An address with a city name in it is not necessarily inside that city. A great deal of the metro is unincorporated county land carrying a city mailing address, and the counter you submit to changes accordingly. County review and city review are different queues with different requirements. Getting this wrong at the start costs a full submittal cycle, which is why it is the first thing we check rather than the last.
One radius, most of a century of building practice. Sellwood and Alberta hold housing from the 1900s with balloon framing and post-and-pier foundations. Laurelhurst and Alameda run from the 1910s and 1920s. Lake Oswego and Tigard fill in mid-century. Wilsonville and Tualatin are largely 1970s onward. The trade is the same in all of them. What you find when you open a wall is not, and neither is the budget.
Crew Scheduling
HOW WE STAFF A RADIUS.
A family-run shop staffs a radius by clustering, not by spreading. Jobs in the same corner of the metro get scheduled together so a lead can move between them in a morning instead of a day. That is the entire reason the radius has an edge at all. We would rather run four jobs well inside it than six badly across it, and that is a limit worth stating rather than quietly failing to meet.
