Permitting
PERMITS AT THE CITY OF WILSONVILLE.
Inside the city limits, Wilsonville issues your building permit. Step outside them and the same project goes to Clackamas County instead, on a different counter with a different queue. That line matters more than most homeowners expect, because a Wilsonville mailing address is not always an address inside Wilsonville. We confirm the jurisdiction before we price anything. A permit pulled at the wrong counter is not a delay you make back later in the schedule.
Inspections
THE INSPECTION SEQUENCE.
Residential work is inspected in a fixed order and each one gates the next. Footings before concrete. Foundation before backfill. Framing, mechanical, electrical, and plumbing rough-ins before anything gets covered. Insulation before drywall. Then final. Plumbing and electrical are separate specialty codes in Oregon with their own permits and their own inspectors, so one remodel can carry three or four open permits at once. Miss an inspection and you open finished work back up to show someone what is behind it.
Building Code
WHAT THE CODE ASKS FOR HERE.
Oregon writes its building code at the state level and cities do not get to rewrite it. The structural, plumbing, electrical, and energy requirements in Wilsonville are the same ones in Tigard, Lake Oswego, and Portland. What changes town to town is land use: zoning, setbacks, height, lot coverage, tree rules, design review. A builder who tells you a town has its own building code is usually describing its land use rules. Worth knowing, because it tells you which questions have one answer statewide and which have to be asked locally.
Wilsonville incorporated in 1969 and did most of its growing afterward, so the housing here is young by Portland standards. The bulk of it runs from the 1970s through the 2000s with newer construction on top of that. That changes what a remodel is. There is rarely knob and tube behind the walls or a failing rubble foundation underneath. What we find instead is original builder-grade finish at the end of its life, undersized electrical service, and a floor plan drawn for how people lived forty years ago.
Neighborhoods
VILLEBOIS, CHARBONNEAU, AND OLD TOWN.
Wilsonville is not one place. Villebois is a master-planned village on the old Dammasch Hospital site, laid out with design guidelines that govern what an exterior can look like. Charbonneau sits across the Willamette, built around the golf course and governed by its own association. Old Town is the original settlement near the river and holds the oldest stock in the city. Each asks different questions of a project, and the approval that comes with it belongs in the schedule from day one.
Custom Homes
BUILDING NEW IN WILSONVILLE.
Buildable lots inside the city limits are finite. Most new custom homes here go up on infill parcels, inside an existing subdivision, or in place of something that came down first. That changes the front end of the job. Utilities are usually already at the street, which helps. Setbacks and coverage on a platted lot are tighter than on acreage, which does not. We read what the lot allows before anyone starts drawing, because the envelope decides the house more often than the brief does.
On a subdivision lot the addition question is almost always the same one: is there room inside the setbacks and under the lot coverage limit. Those two numbers decide whether you go out or up before anyone talks about layout. Up is more structure and more money and costs no yard. Out is cheaper per square foot and spends the yard. We run both against your plat and your zoning first, so the drawing you are shown is one that can actually be permitted.
Remodels
KITCHENS AND BATHS IN WILSONVILLE.
A 1980s or 1990s Wilsonville kitchen is usually sound behind the cabinets and simply built for a different decade. The wall between the kitchen and the family room is the common ask, and on a house of that era it is often not load bearing, which makes it a far cheaper change than the same request in an older Portland house. Bathrooms run the other way. Builder-grade shower pans and fan ducting from that period are generally at end of life and worth replacing whether or not the tile is.
Service Radius
HOW FAR WE GO FROM HERE.
We work from Wilsonville, so Wilsonville is the shortest drive we make. Lake Oswego, West Linn, Tualatin, and Tigard all sit inside a comfortable daily run, which means a crew arrives at the start of a full day rather than the end of a commute. Portland proper is further and we still go, because a good share of our remodel work is in the older neighborhoods up there. What distance changes is scheduling, and on a tight job that is worth knowing up front.
There is a real advantage to building in one town for a long time and it is not a glamorous one. You know which submittals get kicked back and why. You know how the inspectors read a detail. You know which subcontractors show up in Wilsonville on a Tuesday and which ones will not cross the river. None of that shortens the code. It shortens the part of the schedule that gets lost to rework, resubmittal, and waiting on somebody else's calendar. On a nine-month job that is measured in weeks.
Frequently Asked
WILSONVILLE, ANSWERED.
Do you need a permit for a remodel in Wilsonville?Usually, yes. Anything structural, anything that moves plumbing or electrical, and anything that changes the building envelope needs one. Cosmetic work like paint, flooring, and swapping cabinets in place generally does not. The grey area in between is wider than people expect, so we check rather than assume. How long does Wilsonville plan review take?It depends on scope. A permit issued over the counter and a full custom home plan review are not the same queue. The city publishes current review times and we quote those rather than a number we remember, because they move.Do you work in Charbonneau and Villebois?PENDING COPY (40-60 words) - GATED ON BEN. This is a factual claim about where Meoak has actually worked and cannot be written for him. Ask specifically: has Meoak completed work in Villebois, in Charbonneau, and in Old Town, and has it taken a project through Villebois design review or the Charbonneau association.
