They appear here as a list rather than as their own pages because we would rather point you at what we are actually known for. If one of them is what you need, call and ask. If somebody who does only that would serve you better, we will say so.

Not sure which one you need?
Most projects cross two or three of these. Describe what you want to change and we will tell you what it actually is.

Tenant Improvements
FITTING OUT A LEASED SPACE.
A tenant improvement starts with the lease, not the drawings. The work letter decides what the landlord provides and what falls to you, and it is frequently less generous than tenants assume. Base building conditions, existing services, and what may be altered are all set before a designer is engaged. We read the work letter first, because it defines the project more tightly than the wish list does.

COMMERCIAL PLAN REVIEW.
Commercial review is a different animal from residential. Occupancy classification drives nearly everything downstream: exiting, fire separation, sprinklers, and accessibility. Accessibility in particular catches people out, because triggering an upgrade in one area can pull in a path of travel elsewhere in the building. These are answerable questions. They are simply not the ones a residential remodel asks.
Schedule
BUILDING AROUND A BUSINESS.
Most commercial work here happens around a business that needs to keep trading. That changes sequencing more than scope: dust separation, after-hours phases, temporary exiting, and keeping a compliant path through the space while part of it is a construction site. It costs some efficiency and it is usually cheaper than closing. We would rather plan that properly than improvise around it.
We are honest about size. Meoak is built for tenant improvements, small commercial shells, and light commercial remodels, run by the same people who run our residential work. Large ground-up commercial is not our shop and we will say so rather than learn on your project. If it sits outside what we do well we would rather point you somewhere than take it.
Frequently Asked
COMMERCIAL, ANSWERED.
Do you work after hours to keep my business open?Frequently, and it is often the difference between a project that is viable and one that is not. After-hours and phased work costs some efficiency, which shows up in the number. Closing the business costs more, which is why most tenants choose the first. How large a commercial project do you take?Tenant improvements, small shells, and light commercial remodels. Beyond that we would rather refer you than stretch. A contractor working above their weight on your project is a risk you are carrying, not one they are.Do you handle the permit and plan review?Yes. We manage submittal, review, and inspections as part of the job. On commercial work the occupancy and accessibility questions are best settled before drawings are finalised, so we would rather be involved early than handed a completed set.
