The Estimate
WHAT A REAL NUMBER LOOKS LIKE.
An estimate worth having is itemised, and it says what is excluded as clearly as what is included. Allowances for things you have not chosen yet are stated as allowances, at a number you could actually buy at. Contingency for what is behind the walls is named rather than buried. A bid that is one page and one number is not cheaper than the detailed one. It is just less honest about where it will move.
On Site
HOW THE JOB RUNS.
One person runs your job and you have their number. Work starts and stops at predictable hours. The site gets swept and secured at the end of the day, because you are living next to it or in it. Changes get written down before they get built rather than invoiced afterwards. None of that is remarkable. It is what we would want if it were our house, which is roughly the whole policy.
Closing Out
PUNCH LIST AND WARRANTY.
Near the end we walk the job with you and write down everything that is not right. That list gets finished before final payment rather than after it. Then there is a warranty on our workmanship, separate from whatever the manufacturers cover on the products themselves. If something we built fails inside that period we come back and put it right. Ask us for the term in writing before you sign, the same as you should of anyone.
